Before you respond, the client already expects a flat fee that fits the home's price, so the conversation starts in the right place. You and your client agree compensation that works for both of you.
Accept, and you are hired far more often
Agents who accept the starting fee are hired about three times as often as agents who counter. Your request panel shows the current numbers. No counter-proposals on homes under $500K: accept the starting fee or pass. From $500K you may counter, with a reason, up to 1% of the expected price minus a dollar; the client sees it first and can wait for an agent who accepts.

Everything you need to know about partnering with Landian
Is there any cost to join Landian?
No. There are no monthly fees, setup costs or marketing expenses. Landian earns a referral fee only when you close a referred transaction: 25% of the compensation you and the client agreed, or a flat $999 when that is under $5,000. Most brokerages pay it through escrow or by check at closing.
Do I have to accept the starting fee?
No. The client sees a starting flat fee based on the home’s price; you and the client agree the terms. On homes from $500K you can propose a different amount before the client chooses, with a reason, up to 1% of the expected price; the client sees it first and can wait for an agent who accepts. Under $500K there are no counter-proposals: accept the starting fee or pass. For what it is worth, agents who accept are hired about three times as often as agents who counter.
Will this conflict with my existing clients?
Not at all. Landian clients are separate from your traditional business, and neither your identity nor the client’s is revealed until you are both aligned on terms. You keep your advertised pricing for your own clients and pick up Landian business when the timing and terms work for you.
How is my information protected?
Before a match, clients see only an anonymized card: rating, reviews, response time and track record. Your name, brokerage and contact details stay private until you and the client are aligned on terms, and the client’s identity and address stay private from you until then. Profile photos are optional.
